The great american past-time is baseball, which is a very cool sport which I think every child should at least try one time in their life to see if they like it. I recently purchased my son some new baseball equipment so that he can practice and plus for some good bonding time when I play with him and help train him to get better. He is still in that stage where he is convinced he is going to be a professional, but I am trying to explain to him that he would have a better chance at getting hit by lightning twice on the same day. I purchased him a baseball bat cage and a pair of nike batting gloves to go with it. You should have seen the look on his face when he drove up and saw it all hooked up in the backyard. That made it worth every single penny.

We have a new product that just went up on the market, which is a great asset to anyone who lives in an apartment building or condo. Many people who own homes do not realize this, but you can not have a screen door installed in almost every condo and apartment building, meaning you can not enjoy a nice breeze, which most people take for granted, until now. You can now get a removable screen door which you can set up and take down in minutes, and does zero damage to your building when setting it up.
On another and completely different note, I got my child some girls skates for her recent birthday which just past, and she is having a blast with them. I did however catch her trying to skate across her rug, so I will have to hold on to them when we are not using them apparantly. |

The 3-Day diet consists of eating an exact diet of foods, in exact proportions, to get a high amount of loss weight fast in 3 days. Do you see the same problem I see? It should be obvious immediately. How can the proportions be identical for a 120 pound woman, and a 250 pound man? Unless you're planning on the man fainting in the middle of his work day, it seems highly unlikely that this could be possible. I'm not trying to suggest the 3-Day Diet does not work, because it will. I am telling you with 100% certainty that it is not a good option. Losing weight fastest takes time. The food choices, the high restriction on calories, and no plan for changing your lifestyle make it a long term failure. Every time I've watched someone try a fast weight loss diet, they succeed. Then two weeks later they weigh 1 or 2 more pounds than they did before the diet. They felt starved, they had not changed any habits, and immediately following the diet they rewarded themselves with food. To lose weight fastest, most of the times those rewards included desserts, hamburgers, pizza, or just returning to drinking their normal amount of sugar filled soft drinks. Let's look at an example of real estate investing with private money, and how everyone wins.
Let's say you bought a house and fixed it up for a total of $100,000, and you sold it for $150,000, meaning you made a $50,000 profit, and you did it in 4 months.
If you also paid interest at 12% per year (1% per month) on the $100,000 you borrowed, you would pay $4,000 in interest for that 4 month period.
Now, remember, you made $50,000 on the deal. So, subtract the $4,000 in interest cost from your gross profit and youre left with a net profit of $46,000 from your real estate investing. Pretty cool deal isnt it!
Your private money investor is happy because they got 12% on their money, about six times the prevailing bank rates, and their money was secured by the property you bought with the money.
Not only that, but you made $46,000 too! Everyone wins. |

Many real estate investors go into real estate investing have no clue what theyre exit strategy, their plan of attack for making money from a property, is at the time they purchase properties.

But theres a huge difference between buying a good deal and having an exit strategy.

Real estate investing using private money lenders is a great way to increase the number of properties you can buy, despite the cost of the money you borrow.
For example, lets say that you are investing in a REO and you can buy it for $90,000. But, the current market once you fix it up a little, spending $10,000 in fix up costs is $150,000, and lets say that the fix up and time to sell after total a period of 120 days.
That means that you can make $50,000 on your real estate investment of $100,000 in only 1/3 of a year.
The return on this investment, assuming no finance costs, then is 50% ($50,000 / $100,000).
And, when you annualize it, put it in terms of an annual return on investment, the return is even better.
In fact, because you were able to turn the property over in only 1/3 of a year, the annual return on your real estate investingis 3 times what you made, or, in this case 150%!#/BREAK#
